## Use net income, stress the rate
Loan-to-income and Mortgage payment should use take-home, not offer-letter gross. Re-run payments +1–2% rate. If the budget only works at teaser rates, it does not work.
## Stack risk
A clean mortgage plus a quiet car loan plus BNPL is still a stack. List all fixed payments with Debt comparison. Approval is not the same as wisdom — especially under model za-paye-uif assumptions used for education on this site.
